At Rai, Sonipat, SAI BA holds the O&M contract for FHEL's 12,000 MT agri logistics centre: the controlled atmosphere systems, nitrogen plant and CO2 scrubbers, CA chamber doors and fans, refrigeration racks, chiller plants, AHUs and cooling towers, the electrical systems from DG sets to servo stabilisers, the ETP, the fire and alarm systems, and the sorting, grading and packing line.

A builder who also maintains CA plants learns where chambers leak, where condensate collects and which penetrations fail after two seasons. That is the knowledge behind the stores we build, and it is why gas-tightness is treated here as a civil problem, not a machine problem.

Why a builder

The box only holds gas if the building was built to tolerance.

A CA store holds oxygen at 1 to 3 per cent and carbon dioxide at 1 to 5 per cent for months. If the chamber leaks, the nitrogen plant runs continuously, the scrubber cycles endlessly, the energy bill climbs and the fruit does not keep. Whether it leaks is decided by panel joints, the vapour barrier, door seals and every cable and pipe penetration: by the builder, not the equipment supplier.

That is why SAI BA delivers the shell, the envelope, the electrical and the refrigeration as one contract with one site team. On 6 of the 17 cold chain engagements in the portfolio, all four disciplines were in the same scope.

Why gas-tightness is a civil problem, not a machine problem

Where the gap is

India does not lack cold storage. It lacks pack houses.

NCCD's national capacity assessment found the additional requirement for bulk cold storage to be around 10 per cent of what already exists, with about three-quarters of existing capacity dedicated to potatoes. What the country lacks is pack houses, around 500 against a requirement near 70,000; ripening chambers, about 90 per cent short; and reefer transport, about 84 per cent short.

SAI BA builds pack houses and CA stores for fruit. The portfolio sits on the national gap, not on the saturated part of the market.

Built: 5,000 MT, at Lassipora, Pulwama for Valley Fresh and at Shahapur, Thane for Suroop Fresh. Run: the 12,000 MT agri logistics centre at Rai, Sonipat, for FHEL, a unit of CONCOR, under an operation and maintenance contract. We do not describe the second as one we built.

The building, the insulated envelope, the electrical installation and the refrigeration plant, with the external development where it is in scope. 6 of 17 cold chain engagements carried all four disciplines on one contract. On five contracts the profile also records design, supply, installation, testing and commissioning of the machinery.

Storage capacity in MT. It is the unit of the subsidy application, the tender and the grower's mental model. Built-up area in sq ft comes second and chamber count third. For a pack house, quote throughput capacity in MT.
