A cold store is a plant, not a building. It runs 24 hours a day through the storage season, and its running cost is decided by how well its refrigeration, CA systems and envelope are kept. SAI BA offers operation and maintenance and annual maintenance contracts for stores it built and stores it did not.

The FHEL contract

At Rai, Sonipat, the firm holds the O&M contract for FHEL's 12,000 MT agri logistics centre. The scope, as the company profile records it, covers the systems in the table beside this text: from the nitrogen plant and scrubbers that set the atmosphere to the dock levellers at the loading bay.

HPMC annual maintenance

Annual maintenance contracts for HPMC's controlled atmosphere cold stores at four locations: Gumma, Jarol Tikkar, Oddi and Rohru, all in Shimla district. Two of these stores are ones the firm renovated; see retrofit and modernisation.

What an AMC covers

• Scheduled maintenance of refrigeration, nitrogen and scrubber plant, with a log per chamber.
• Electrical maintenance of DG sets, transformers, panels, motors and pumps.
• Envelope inspection: doors, gaskets, panel joints and penetrations, before every season.
• Calibration of temperature and gas sensors and monitoring systems.
• An annual energy audit of the plant, so the owner sees where the power goes.
• Breakdown response through the storage season.
